A landlord furnishing three two-bedroom flats for tenants. Contract-grade PU on the sofa-beds for wipe-clean turnover between tenancies, cotton canvas with washable covers on the five-seaters. All six pieces delivered in one week, all identical.

Fixed booth seating priced per running foot, bases sealed to the floor line so a mop passes underneath, 40-density foam, wipeable treated velvet. Designed around an awkward corner that the architect had assumed would be dead space.

A carved sal frame to the family's own drawing, forty-one days of chisel work by Dhan Kumar Rai, with handwoven accent panels on the back and loose cotton-linen cushions. Both the carver and the upholsterer are named on the ledger record.

RP Basanta Suite, three-seater shortened to 172 cm
A newly married couple with a fixed budget of NPR 1,20,000 and a doorway that ruled out a standard 180. Shortened at no extra cost, oatmeal cotton-linen, delivered nineteen days after sign-off and three weeks before the in-laws arrived.
We had a fixed budget of one lakh twenty and we had been to six shops where nobody would tell us a price. Here the price was on the website before we called. We asked for the three-seater eight centimetres shorter because of a door and it cost nothing extra. My mother-in-law asked where we had bought it, which is the review that actually mattered in our house.
My previous sofa collapsed in the middle after twelve years, and honestly I expected to be fooled again. I went to the workshop and pushed a bare frame with my own hands before I paid anything. They let me keep a piece of the foam. Two years in, it is still flat. That is all I wanted.
I furnished three flats. Same sofa, three times, delivered in one week and all three actually matched — which sounds obvious until you have had it go wrong. Tenants are hard on furniture and the fabric they suggested for rentals has held up better than the one I would have picked myself.
